Planning

ModulArt has a proven 100% planning application success rate which has been built on years of working within the education, sporting, health care and commercial sectors. Specialists in these fields and supported by a highly experienced team of professionals who understand the planning process, we know how to prepare and submit your planning application successfully for approval, first time. We liaise with the Local Authority from the start and through to the Planning Consent stage and the final Discharge of Conditions, to ensure your project can start on-site at the earliest opportunity. We provide all the following aspects of your planning application to ensure that your project receives approval.

Project management

At ModulArt we know that the key to a successful build is reliant almost wholly on the performance of the Project Management Team. Our Project Management Service covers every aspect of your project from the first spade in the ground right through to the building handover, incorporating all aspects such as demolitions, foundations, building manufacture, installation, finishing, fit out and service connections: the complete package (turnkey). All our Project Managers are employed by us, are fully qualified and have a proven track record of delivering modular construction projects across multiple sectors, on-time, safely and within budget. They are highly skilled at working with you to minimize disruption on-site and providing you with a detailed programme that ensures the works are coordinated with your existing site activities, to maintain a safe and productive working environment for all. Our experienced Project Management Team are adept at operating on live sites such as schools, hospitals, training grounds and other sensitive establishments, where the importance of minimized disruption, and maintaining a safe environment is fully understood. This allows you to continue with your day-to-day activities, confident that your build is in safe hands and will have minimal impact on your time.

Offsite manufacturing

Off-site manufacturing is the way forward for the construction industry. Not only for the improvements in production efficiency, higher quality standards, but also the significance it brings to reducing carbon emission which is vital for the global coalition for carbon neutrality by 2050. Our modular construction takes place off-site in a factory. This means that the manufacturing process is not interrupted by weather conditions, or lack of trades being available to start work on site. Whilst your building is under construction at the factory, groundwork commences at the same time. Completion of the modular building is programmed to run in parallel with the groundwork so that it can be delivered to site as soon as the groundwork is complete. As up to 70% of your modular building is finished in the factory, 70% of the build is complete as soon as it is delivered to site. The remaining elements of the build are programmed to commence as soon as delivery has taken place and are on site and finished in a very small timeframe. The off-site production process in factory conditions gives a much higher certainty for programming and scheduling which is a key component to us delivering and constructing your building to a set deadline – typically in weeks, to what a traditional build would be in months. Delivery & build

From the moment your modular design goes into manufacture until the moment we hand the completed building over to you we guarantee that we take care of every detail. Our experienced team of Project Managers, Site Managers and Construction Professionals go over and above to ensure that the site preparation, delivery, and build is a smooth process that has minimal impact on your environment and is completed and ready to occupy on time. As part of the ModulArt Project Management Service, we take care of all the transportation logistics, including the necessary haulage surveys, applying, and obtaining all the regulatory permits for transportation and delivery to your site. Your building will be skilfully delivered to site in large sections and offloaded by a mobile crane, supervised by our team of experienced modular construction professionals. Each project is designated to and managed by one of our employed dedicated full time Site Managers who will oversee the delivery and build process onsite and work closely with our Project Manager to ensure that everything runs to schedule and completes on time with minimal disruption to your site.Your Site Manager will be readily available to answer any queries on site and keep you updated daily with the progress as you watch your building come to life. Our Site Managers are fully qualified and hold up to date certification in all aspects of Health and Safety, and are responsible for the day-to-day management, quality control and coordination of our subcontractors on site, while having the health and safety of all site users including the existing site as paramount importance to all activities supervised.
